We’re hiring a Property Accountant (Level 2) for an onsite opportunity in New York City with a global publishing and education solutions company. This is a long-term contract role.
You’ll join the Global Real Estate Services department to support day-to-day property accounting operations, including vendor management, tenant billing, and capital project accounting. This organization is known for its collaborative culture, innovation-driven teams, and strong commitment to professional growth. The role is based onsite at 1325 6th Avenue in New York City, with a 35-hour work week and a pay rate of up to $34/hr (W2). There is potential to convert to full-time employment. The interview process includes 1–2 rounds, lasting 30–45 minutes each.
Property Accountant Responsibilities:

Initiate new vendor requests and coordinate payment term exceptions.

Process purchase orders for approved contracts and review receipts of goods.

Review and submit vendor, brokerage, and project invoices per contract terms.

Track invoices from receipt through payment; resolve discrepancies.

Manage recurring rent payments across the U.S. and Canada (including GST/HST/VAT compliance).

Prepare and file quarterly NYC Commercial Rent Tax returns.

Generate and issue invoices for rent, CAM, utilities, and other occupancy-related charges.

Process payments and maintain accurate tenant receivable records.

Create and distribute aging reports and follow up on overdue accounts.

Maintain tenant, vendor, and property files, including lease abstracts and certificates of insurance.

Manage security deposits and tenant improvement accounting, including payments and refunds.

Manage construction-in-progress (CIP) accounts from setup through closeout.

Track and monitor capital project expenditures and commitments monthly.

Review AIA billings, control costs, and collect lien waivers with project managers.

Perform asset segregation and capitalization at project closeout.

Support reporting for a real estate fixed asset portfolio exceeding $80M.

Maintain lease database updates with third-party administration teams.

Track lease dates and ensure compliance with contractual obligations.

Coordinate with Treasury for security deposit refunds and letters of credit.

Record key financial transactions and support reporting dashboards.
Property Accountant Qualifications:

Bachelor’s degree in Accounting or related field.

3+ years of experience in real estate accounting or property financial operations.

Strong understanding of U.S. GAAP, lease accounting standards, and SOX compliance.

Experience processing purchase orders and invoices (including utilities and tax payments).

Advanced proficiency in Microsoft Office Suite; Oracle ERP experience preferred.
